Roofing problems become more apparent during winter, which makes it of paramount importance to keep your eye on your roof during this season. Here are some of the most common roofing problems during winter and how you can protect your home against them.
Attic condensation – Condensation forms when warm and moist air hits a cold surface. While commonly seen on windows during winter time, it can also form in the attic. Warm and moist air tends to rise and collect in the attic area. Once it hits a cold surface, such as an uninsulated roof deck, condensation forms, which can result in wood rot. To prevent attic condensation, the roof should have proper ridge and soffit ventilation. Roof insulation also helps keep consistent attic temperatures.
Ice dams – Another consequence of poor attic ventilation and insulation is ice dams. When warm air in the attic raises the roof’s temperature to above freezing, snow on the roof melts, flows down the surface and refreezes at the roof’s edge. Ice dam forms as this process repeats, which later leads to water infiltration at the roof edge area. As with attic condensation, ice dams can be prevented with proper ventilation and insulation. Moisture damage caused by ice dams may require extensive roof repair.
Cracked shingles – Certain types of asphalt shingles, particularly “organic” shingles, are susceptible to cracking because of the cellulose fibers in the backing material, which are more susceptible to thermal expansion and contraction. Your best defense against cracking due to cold weather is to make sure that your roofing contractor is certified by the roofing manufacturer they represent. This is your assurance that you will be getting asphalt shingles that are designed for the local climate.
Leaky flashing – Flashing are metal strips that protect vulnerable areas like valleys, dormers and roof edges. High winds during winter can dislodge these components and leave such areas vulnerable to leaks. Performing a pre-winter roofing inspection and calling your roofing contractor for repairs can help prevent leaks in these areas.
